Why condos are different

German cockroaches like warm, humid spots close to food and water: behind fridges and stoves, under sinks and inside cabinet hinges. In a condo or apartment building, the spaces behind those appliances are connected to neighbouring units through plumbing chases, wall voids, electrical boxes and garbage chutes.

Why one-unit treatments fail

If only your unit is treated, cockroaches in the walls and neighbouring units can move back in. Sprays make it worse by driving cockroaches deeper into the walls and into the next unit.

What works

  1. Inspect adjoining units above, below and beside the affected unit.
  2. Use gel baits in cracks where cockroaches feed. They carry the bait back and share it with the colony.
  3. Treat cracks and crevices in voids, hinges and behind appliances.
  4. Monitor with sticky traps to measure progress at the follow-up.
  5. Reduce food and water: fix leaks, clean grease and keep garbage sealed.

Who is responsible in a rental?

In Ontario rental housing, landlords are generally responsible for keeping units in good repair and fit to live in, which includes dealing with pests. Tenants help by preparing their unit and reporting problems early. If you are unsure, contact your landlord or your municipality's property standards office.

What you can do before the technician arrives

  • Empty the cupboards under the sink and near the stove and fridge.
  • Clean grease and crumbs from counters, the stovetop and floors.
  • Do not use store-bought sprays for a week before treatment.
