What changes the price of pest control?

1. The type of pest

Ants and spiders usually clear up after one visit. Bed bugs and rodents need more time, more product and often several visits, which pushes the price up.

2. How established the infestation is

A few droppings in the garage is a small job. An active colony inside wall voids means more bait, more sealing and more follow-ups. Calling at the first sign is the cheapest option.

3. Size and type of property

Larger homes and finished basements take longer to inspect and treat. In condos and townhouses, neighbouring units may need treating too.

4. Treatment method

Heat, fumigation and exclusion work cost more upfront than baits and targeted sprays, but they can save repeat visits.

5. More than one pest

Some companies, including Exterm, price combined treatments lower than separate visits. Ask for a bundled quote.

Bed bugs: heat or chemical treatment?

Heat treatment — $450 to $800+. Usually one session. Reaches every life stage, eggs included. Best for heavy infestations or fast turnarounds.

Chemical treatment — $450 to $600 per visit. At least two visits. Lower cost per visit. Good for early, contained infestations.

Why rodent calls are rising in Toronto

City of Toronto data shows rodent-related service requests rose from 1,165 in 2015 to 2,523 in 2024. A 2025 study of 16 cities ranked Toronto third for growth in rat numbers, and the city has linked the increase to warmer temperatures, a growing population and construction that displaces colonies into nearby properties.

How to check a pest control company before you hire

  1. Ask for the exterminator licence number. Unless exempt, anyone who performs or offers extermination in Ontario needs one from the Ministry of the Environment, Conservation and Parks.
  2. Ask what products they use. They should be registered by Health Canada's Pest Management Regulatory Agency.
  3. Get the price agreed before work starts, in writing, with the number of visits included.
  4. Ask about the warranty: how long it lasts and whether call-backs are free.
